I once asked a police officer to meet me at an un-rented property I owned after noticing a post it note on the door asking FedEx to "leave the package in the bushes next to the front door."  Wasnt' sure what I would find inside.  They were glad to do it.  He advised that posting "No Trespassing" signs at all property entry points would allow me to quickly get rid of any squatters.  Without the signs, he said it was a longer legal process.  I know you don't own the property yet, but thought you might find it useful in the future!

Hello everyone. I've had a small real estate investment business since 2003, investing in five residential properties in my hometown of Norfolk, VA and two properties in Lynchburg, VA where I currently live. I have a general business background, but had no experience in real estate when I started the business--just wanted to diversify assets. I've been through more downs than ups and am looking to re-energize my business (and make it more profitable!) by learning from this community. Glad to have found you all!

How much is an appropriate Christmas bonus (personal, not payroll) for a property manager?  Is it based on number of properties, revenue generated, amount paid or some other factor?  I have five properties (10 tenants) in another city and my manager does a great job, involving me very little. I also have someone managing two properties (two tenants) in the city I live in.   Any advice will be appreciated; can't seem to find anything online.  Thanks!
