Following up on this thread. Actually, you CAN "do-it-yourself" with a Homestyle Renovation Loan.

Lender Discretion. Can only finance cost of materials, no sweat equity. Only up to 10% of as completed price of home.

Hi Josh, 

Those above have already mentioned the aquisition strategies. 

In terms of successfully flipping a home without being a handyman: It doesn't matter if you're handy. 

I managed 22 mechanics building the 777 wing. I didn't turn a signle wrench during that time. The aircraft turned out great (At least so far :).

What matters is that you can effectively find and manage a team that will bring you the desired results. I would recommend finding referrals for contractors, accountants, brokers, and the other various service people you'll need in your work.

Unfortunately, I have a day job, and am not willing to take vacation for classes.

I'm also interested in cash flowing multi family outside of Seattle. When will you be pulling the trigger?
