We hired a VA about three months ago and she is finally to the point where she, and our CRM system, can generate written offers as a follow up to the verbal offers I made previously. We haven't closed any of the previously 'rejected' offers but as a formality it seems to maybe 'legitimize' the offer, as they now have it in writing. Going forward every property that the VA analyzes will automatically get a written offer in addition to the verbal, but we do not continue to send mail pieces to owners we have made offers to. We scrub the list each month and remove them. Hope that helps.

Is that with rehab costs or without?  Also, any particular areas you prefer?  I assume what you're looking for are fix and flips?  Can you send me your email address (if you included it in your message, I apologize, please send again) and I will add you to my buyers list.

I am a wholesaler and investor in Chicago with SFR's in Chicago and the northern suburbs. McHenry, Zion, Aurora, Waukegan, Antioch, River Grove, and nearby areas. We have buy and hold (turnkeys) as well as fix and flips. Each property is in PDF form and all deal packages include purchase price, ARV, VERY accurate repair numbers, ROI (most in the 30% plus range), approximate rehab timeframe, total profit and three recent sold comps.

We target 60-65% of ARV so there is plenty of room left in the deal. Please message or email me for details and I will send you the properties. I am an investor with cash buyers who have STRONG interest in purchasing SFR's in the following suburbs: Sauk Village, Park Forest, Chicago Heights, South Holland, Country Club Hills. Please understand we need these properties at no more than 65% of ARV, INCLUDING REPAIRS. As long as they meet our criteria (at least 3 BR, 1 BTH, basements and between 1000-2000 square feet), we will buy all the properties you have. No MLS, please. We buy in A, B, or C areas only. Will pay generous finder's fee.

We are a large investment firm interested in acquiring multi units (up to 200 units) on the north side of Chicago.  We are interested in the following areas:  Lincoln Park, Wicker Park, Lakeview and the eastern edge of Logan Square/Humboldt Park.  We are only interested in off market properties.  Condition of the properties is not an issue, but once rehabbed we need a MINIMUM of 5% cap rate, preferably above 6%.   We're looking to acquire as many properties as you have to offer as long as they meet our criteria.  You do not necessarily  need to have a contract on the property but we must be able to contact the seller. Well capitalized investor looking to purchase several multi-unit apartments. Primary areas are Lincoln Park, Wicker Park, Lakeview, Logan Square and other north side neighborhoods. They are looking for anything from 4 units up to 200 units. Cap rate needs to be at least 6.5% and may be willing to go to 5%. Investor has POF for up to $30M. Prefer off market properties. Hi Michael,

You will actually be saving me $995 dollars, as the BSOW website wants $997, not $97 for a sign!  Highway robbery, if you pardon the pun.  I will try your suggestion and see what happens.  BTW, fairly new to BP, how do i find your previous posts?  Thanks again, Micheal, good advice.

Very good points, Dev, and i completely agree.  I thought it was a misprint and it was actually $97, which is obviously much more reasonable.  I will continue to do some research.  Thank you so much for weighing in.  Your input, as an experienced and successful investor, means a lot.  Thanks again.

I am considering going the BSOW route and was curious if anyone has tried it, know someone who has tried it, and what their experience was.  The web site advertises them for $997, which on the one hand is a lot of money, but one deal pays for it, if you get a deal, of course.  I appreciate any feedback.  Thanks.

I have been doing wholesaling for about 5 months or so, using primarily direct mail to absentee owners.  We're sending out about 1200-1500 yellow letters a month and have only closed one deal.  So i am looking to diversify my marketing.  After much resistance i am looking to try bandit signs.  I have talked to several people who say it is working for them.

I do not want to put up the signs myself.  What is the best way to advertise for someone to do this?  CL and BP, obviously.  And how should they be paid, by the sign or by the hour?
