She is asking $199,888. She put a new roof and a/c in 2015. New floors in last year. New kitchen counters and backsplash this year. There is a private road with no agreed upon road maintenance. If it was on a perfectly paved street, the price would be higher. This has been in this condition since the developer built in about 20 years ago. I have several clients who live there and they just all pitch in a patch the roads when needed. Full disclosure so you may manage customer expectations.

This is located in Indian Trail, NC just outside of Charlotte, NC. It is a really hot area right now.

I have a seller who wants to remain in place while her new house is being built. She is extremely tidy and fastidious. She would like for us to acquire an investor who would buy her house and allow her to rent back until the new build is completed.(The house would sell in the first weekend on the market but she wants us to try to find someone who will allow her to stay.) I would have bought this home for my own portfolio because it has no HOA and a low maintenance exterior. Any thoughts on how I could find such an investor to help her out?
