Thanks everyone. I should have been more detailed. Both of the properties will be cash flowing as a long term (one currently is) and do even better as STRs. We got the time to do either but we’re north of the $150k limit for carrying over losses, so I’m wondering what we could do and who I can talk to about strategizing what we need to do create the most value for us while reducing tax liabilities where possible.

Hi

I’m looking for a tax advisor or strategist who is familiar with NC taxes (this is where we’re located) and can help us lower our W2 taxes.


We have one long term rental and another property closing soon. So we’re trying to figure out whether we should do a long term or a short term rental and what ways we have to lower our w2 taxes. Also would love to talk about cost segregation.

I’m currently looking I to a property which has a septic but no septic records are found within the county’s health system. How should one deal with this type of situation? Property is 1976z

We're about to close on our first second home in the Burnsville NC area and it requires a bit of drywall work.

I found a "deal" on the MLS the other day and ran the numbers. Let me provide some context:


Duplex
Each unit is a 2bd 1.5 ba
Currently rented for $850 & $900
The current asking price on the property is $235k, might be able to get it a bit lower since the current owner is selling 6 duplex's.

The rent could also probably be lifted to $950/$1000 per unit, given the details on Zillow and Rentometer but I just went with the numbers mentioned on the MLS for rents.

My wife is a realtor (sole proprietor ) and has $0 income so far. I'm a full time employee. We usually file taxes jointly. Can we apply any of her deductions to our combined income? Or will her "business expenses" only be applicable to her business income?
