This is exactly what I was looking for, thank for providing next steps, I was not sure If I should be searching local banks, mortgage companies or online lenders or a combo. For online lenders - I was hoping people on this site might share their experiences with good lenders because I am not familiar with them.

I was also hoping to get an idea of what a good package looked like in Florida, but I guess I will know this with my research and spreadsheet numbers.

Hello @Alexander Castro - Thank you so much for reaching out. I am very interested in that area, I stayed there for 3 months many years ago. You are a Buyers agent? My first step is trying to figure out where to get the Home Equity Line of Credit with the best LTV and low costs. Once this is done, I will be good to go!

Until I get the HELOC I would be looking at homes at $100k or under. Lets connect!

@MikeS this is where I am stuck, I do not know what good terms are.... I don't have anything to compare what will be presented to me to what are great loan terms. Are there any websites you can recommend with a 30 yr loan that I can get up to speed or any recommendations? This is for sure, my pain point.

If so Third federal has some of the best rate and higher LTV.

HELOC on investment properties is very difficult to find as COVID has shut down most of the usual lenders in that market.

Also, be aware that underwriting has been lengthen by the high number of applications. When it was taking a month to close on a HELOC a few years ago, I wouldn't be surprised that it would take at least three now.

@Mike S. It is on my primary residence. Great info, I had no idea it would take that long. I read where you should apply to several places in the same day because of credit scores being accessed, is that true?

Should I pay for an appraisal before applying?

Hello All,

I think this is one of the most incredible "communities" I have ever had the pleasure to be a part of! It is win-win situation for newbie investors like me and all of you amazing Gurus!!!

I am looking for recommendations on where to apply for a HELOC in Broward County, Florida? Do I apply to one bank or several?

I would like to buy single or multifamily homes in Ohio, Florida, North or South Carolina, Georgia, or Tennessee. not sure if I would rehab and flip or hold and rent. I think it would depend on the property. I did well with my last investment which I also lived in for many years and rehabbed. 

I would also like to connect with Realtors that work with lower priced homes.

Hello everyone, I am a newbie and so excited to be here on this site!!!

I am in my 2nd Condo, rehabbed the first, lived there a long time and did well on resale several years ago, now I live in a condo and I will be applying for a HELOC in Broward County, FL.

I would like to find investments to flip or hold and rent, out of state is fine too. Would love to find the cheaper homes and do so rehabbing.
