@Lionel Mosby Jr Thank you for your advice and encouragement. I really appreciate it. I will have to look into wholesaling more. I know more about flipping houses, but I've heard that wholesaling is a lot faster. 

I should graduate with just over $23,000 in student loans. I have no credit card debt because I only use it to boost my score. I don't like useless debt such as student loans but I am okay with using them as a way to obtain assets. My issue is I don't want to pay rent for an apartment for another year or two when I could use some of that money to gain equity. I know that some people say you need to pay down your debt before you start investing though.

Hi, my name is Janine. I have started learning about investing in real estate and I'm excited to meet new people through biggerpockets. I graduate college in a year and then plan to live in Dallas, Texas, which is where I grew up. I plan to buy a duplex/ triplex and live in one side of it. My question is: should I use my future income for a down payment right way or should I pay off my student loans first?
