I have a investment property is Tulsa, OK. But I live in Dallas, TX. The home was renovated. The home was just rented out 2 weeks ago. The tenants 1st 2 weeks in home, almost everything that could break or stop working, did. I asked the contractor about it and the contractor basically did not own up to the many many mistakes and states the money is gone and issues can't be fixed. I have had to re-pay for all the major issues to get fixed seeing as I have a tenant and family in the home. I am still fixing major issues today. I would like to sue as I believe I have a pretty good case and evidence. So...

1. Should I open the case in Tulsa, where the rental property and contractor is located or here in Dallas where I live?

2. Any and all advice you all can give would be GREATLY appreciated.

3. If you are a Tulsa, Oklahoma or Dallas, TX Real Estate Attorney, please feel free to reach out. Or if you guys know a good Real Estate Attorney in these areas, please drop their names and/or contact info.

Can you refinance a home that has no mortgage? If so how? I've heard a HELOC can be taken out as the 1st lien instead of a mortgage. Any suggestions or information would be helpful. Looking to refinance my SFH in Tulsa, OK. Thanks.

Hello, 

I acquired my 1st single family investment property late last year. If you see my previous post. I acquired it for $1 and I was having a hard time finding funding to fix it up. Well I got over that hump and it is less than a month away from being finished. The house is not in the best neighborhood but it is definitely not in the worse neighborhood. The idea of getting it Section 8 approved was brought to my attention. I hear good and bad about Section 8. What do you guys think? Just FYI I live in Dallas, TX and the SFH is in Tulsa, OK (4 hrs away). Give me your Pros and Cons Please.

I acquired a 3 bed 2 bath single family home out of state for $1. Has been vacant for 3+ years. I’ve discovered selling it is not the best idea right now due to a lien from 10+ years ago. So I got contractors in the house, estimated repairs and I’m having trouble finding funding for the rehab cost due to... 1. House is in such bad condition, does not quailfy for a traditional loan 2. The loan amount needed is too small for 10+ fix and flip loans I’ve inquired about 3. Since I’m a resident in a different state than the house location, the in state smaller companies can’t legally loan to me. Any suggestions or ideas would greatly be appreciated.... Thank You!
