I’m planning to buy a vacant lot and build a four plex on it in Tulsa Oklahoma.It’s a residential lot, so I should be able to build fourplex right? Is there somewhere I can check about requirements on what to build on a vacant-lot? Please advise. Thank you!

Hi everyone! I’ve been wondering about comps to use for the needing repair property and the remodeled one. I have made offer for two properties now and the cost for the recently sold properties in the neighborhood was too low as there maybe repairs needed but the leads I had was a remodeled one. How do we go about this? Do we just make sure that the comps we use is remodeled as well or it doesn’t matter? Please advise. Thank you! Janice

Hi Mark!, this is going to be a possible first deal. I just got escrow account of 91.19( dont have exact tax and ins mount). $331 is the total monthly mortgage pmt including escrow.

Hi Jay, the monthly payment for mortgage is $311.31 , I dont have more information about it. Regarding numbers, since end buyer will pay off the mortgage that owner owes $40K plus what he's asking $48k, where ARV is about $53 only. I don't have acces yet to BP calculator. It looks like end buyer pays more than what property value is.

Hi everyone! I need help with the lead I have. Owner has mortgage and still owe $40,000 and asking for $48K. It’s a remodeled house 3/1. ARV $53K. I don’t think numbers makes sense. It’s a rental property with monthly rent of $550, there’s a tenant currently. Owner is a motivated seller. Please help with calculation. I would greatly appreciate it. Thank you and happy investing! @Ned Carey Hi Have follow up questions if you don’t mind. I just got lists of tax deliquents and wanting to wholesale it but it stated that it is owned involuntary by county by default and they have instructions about purchasing these properties by bidding. Is that how it should work or we can look up the owner and do direct mailing or just simply send letter or call to make an offer? I would greatly appreciate the help! Thank you! Janice
