My family had to unexpectedly move and we decided to rent our home while we were away for two years. I am trying to understand what is wear and tear and can be deducted from the security deposit.
our floor were refinished 4 years ago and there are now multiple spots in each room where the floor has been sanded down to the base wood. We had the company that finished our floors originally come back to give quotes for spot touch up and full refinish. I thought it was reasonable to deduct the cost of spot repairs from the security deposit.
there also seems to be water damage in both of our full baths. Their is evidence that the master bath had been flooded at some point. The wood along the bottom of the vanity is warped and one of the drawers cannot open properly.
they had 3 kids so needless to say there is plenty of additional damage but these are the main items that need remediation.
we are in NJ and I have all the original contracts and invoices from the floors and the vanity. Am I within my rights to deduct some of these repairs from the security deposit. The tenants are already giving us push back.
