Hey, y'all! What lead generation software/CRM are y'all using for wholesale & flip deals? We've trialed Propstream, REI tools, Snap Flip Bank, & Propwire. I'm doing text message campaigns, voicemail campaigns, calls, & door knocking.

Ideas?

Congratulations, Matthew!  We are just getting started here in the San Antonio area.  We have done some small-scale stuff in the past, but I truly hope we can be half as successful as you have been.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $232,000
Cash invested: $24,000
Sale price: $320,000

This was our personal home that we bought, rented, then fixed and sold. We bought the property as a foreclosure, rented it for $1800/month for five years, then performed a facelift and sold for $170,000 more than we owed on the property. We have renovated every single property we have ever owned, but this was our first real "for-profit" flip. My family has been in the construction industry for 30 years. We love what we do and we're good at.

How did you finance this deal?

We financed with our own capital.

Thank you, Amir!  I’d really like to work something out with a local wholesaler or experienced wholesaler willing to work in the area who would walk me through the process the first few times & split the profit. I don’t know if that’s a thing, but if it is, that would be great. 

You know my background & I know I will pick up quickly, I just feel really nervous bcuz I can’t buy it if something goes wrong.

Looking to get started as a flipper, but we need to build capital. I’ve been looking into wholesale deals. I found a few pre-foreclosure deals that I think would be great flips in an area where houses are going fast. I’m extremely nervous about getting started. I’ve watched every video, read every book, but I’m still scared. Can I get some support or motivation. Maybe even warnings?
