If the landlord don't take care of the lawn,  how to make sure the tenants will take care of the lawn?

Thanks. It is a single family house. I plan to take care of the landscape to make sure it is well maintained.

My PM explains that it is the leasing initiation fee they charge to the tenant, which is separated from the security deposit.

I am reviewing my property management agreement with my leasing agent. She will charge me 1/2 of 1 month's rent. In addition, the agreement said that "Agent shall collect and deposit all security and damage deposits from tenants $300 of such deposit shall be deemed non-refundable and will be deducted from the deposit collected and remitted to the Agent".  In another word, she will also charge me $300 from the deposit, and the total charge will be 1/2 rent + $300. Is this a typical from a leasing agent to deduct $300 from the deposit?

After some research, I ended up with a home in sugar house which is close to shopping center and restaurants. I am now looking for a PM to take care of the house, based on a fixed monthly flat rate. I will be in charge of booking. My realtor agent referred two PMs, who would only be interested with full service charging at least 25% gross rental commissions.

Hi, we would like to buy a short term rental home around Salt Lake City. My family will use it for about 2 weeks for skiing in the winter and rent it out for the rest. We want to know which communities allow short term rentals and what are the roi after deducting the tax and pm cost. It would be ideal if we can purchase well-established vacation homes on market.
