Welcome! If possible I would recommend starting with a house hack. If not then a light value add is usually next best. The BRRRR is grat but you need to learn how to work with contractors first so make sure that part is set in place! @Janet Cho

Thanks for pointing that out and for your recommendations!  As a complete novice to real estate investing and because I was looking for a side hustle, I'm thinking of a buy and hold for cash flow as my first investment.  Any guidance or suggestions in that direction?

Hi Janet.  Welcome.  I had a similar story years ago as I was looking for another, and even multiple, streams of income. I first thought about coin op laundry, then other things. I landed on real estate and it's been an amazing journey. So glad I did it. I'm also in LA and although I do developments in LA, I only invest in rentals out of state. Let me know if you want to connect. You mention looking for a mentor. I mentor some, not many, investors.

I'm definitely interested in rentals out of state and would love to connect - thank you for reaching out.  Look forward to connecting

Hey Janet,

Welcome to the community. I'm a 2x house hacker and out of state investor and recently completed my first out of state BRRRR.

There is a lot to learn and happy to share my experiences.

I'm definitely interested in investing out of state such as Arizona, Florida, Texas so I'd love to connect with you at some point.  Thank you!

That would be awesome - thank you!

  • Hi, Everyone. Thanks for reading this quick post and getting to know me a little. I'm based in Los Angeles, California and am looking to invest in rental properties as a passive second stream of income. As one of my immediate goals, I would really love to have a mentor who I can help in whatever capacity while learning from them along the way. I got interested in real estate investing because I was looking into side hustles and realized investing in real estate would provide a solid and proven path to building my wealth over time. Really interested in learning the BRRRR method.
