Thanks so much Shannon - this is really helpful! One of my walls is load-bearing but I don't think we have any ducts in it so this will give me something to spit-ball with!

Thanks Peter!  I do have a contractor bidding it tomorrow, I was just hoping someone would have a rough $/LF or something similar to use for a ballpark, but figured it may not be that simple since it of course depends on specifics. Fingers crossed for reasonable pricing!

Hi, I just put a contract on my second flip. This one will require moving several walls to reconfigure the space. Does anyone have rule of thumb cost estimates for this kind of work? I'm in the Southeast US.

Congratulations Lauren! Stephanie also helped me close on my first deal in late November. Mine is also on the north side, and the renovations are taking longer than I had hoped but it should be ready to rent in the next month. I'm looking forward to seeing you at the Aiken REI club once Covid is under control, and we can share notes then

Patti, when you said you set your criteria at one times the rent amount in income, do you mean one times, or one additional times the rent? (ie, if $1000 do they need to have $1000 in income or an additional $1000 = $2000)?  Just curious because I am also contemplating renting to Sec 8 recipients and am trying to learn a little.
