 Hi Janel,

I am interested in your two tickets if you still have them available. Not the universal as I live in Florida

Sorry just getting this. DM me if you’re still interested!

Our leads are not vetted. The investor goes through the agent finder tool, see who is in their market, and selects the agent(s) they want to gain more information from.

Digital leads convert between 0.4-1.2% according to the NAR. Digital leads also can take more than just one attempt and a drip campaign to convert, it can take up to 6-8 attempts to connect with an investor. I had an agent that I met with at EXPCON that had an investor from December of 2022 reach out in October 2023 that is ready. It's all in the follow-up.

Understandably, an immediate return and a positive ROI plus some, are what most agents are looking for. Keep in mind, that a transaction can take 3-6 months on average to get to the closing table.

We have a personalized onboarding experience where we strategize with our agents in the beginning and throughout the experience to ensure they are exhausting their resources on the BiggerPockets platform. We cover systems and leverage and how to make the most out of their experience.

We have over 700 agents and over 1,000 subscriptions being used and we are still growing. If you have more questions, feel free to book some time with me here.

Good morning Candice,

Sadly, your reply showed precisely what is wrong with the featured agent program.

"Digital leads convert between 0.4-1.2% according to the NAR."   At around ~$60 per lead, with the best conversion rate, I would pay $ 6,000.00 per transaction! My rate is around 4% in a high-interest market with low inventory; this doesn't work.

I love the BP community; this program could run perfectly and help BP members start investing. Please, BP make some changes.

Anytime anyone criticizes this program they are met with these same flimsy arguments about its effectiveness rather than listening to the customer and making the necessary changes. It leads you to believe there is a very obvious incentive not to change the program. BP has failed its members on this one and those of us who paid for and tried the Featured Agent Leads are giving them our honest feedback and facts like Kai stated above. I feel for anyone who gets duped by this program and am completely disappointed in the response from BP.

I had someone reach out a couple weeks ago asking if I'd like to expand into other Florida markets since surely I did so well (do your homework, I ended up with a refund) and when I told him about my experience he said this. They clearly don't care or want to hear what we have to say....

I'm glad this conversation is happening! I am in talks with them at the moment for St. Petersburg, FL. The Tampa market is full, with a waitlist. I've asked if they track demand per city, or any other metrics. I'll be curious to see if they have any data for this program yet. Does anyone have any updates they'd like to share?

 Hey Janel,

I am also considering signing up with this program in St. Pete. How have things been going for you so far?

Griffin

Sorry I somehow missed this. What did you end up doing? I had a HORRIBLE experience with bad leads that were not vetted at all... Very expensive and a complete waste of money and time. Curious about your thoughts!

Did you end up joining the academy? I'm debating this as well but can't find any reviews of it outside of their own platforms. Sounds beneficial but for $5K, I want to hear a person's actual experience.

Hi Jesse, I like to diversify and get my knowledge from different sources and I am part of several paid memberships. I do the bootcamps here, I am a member of my local REIA and I can say with certainty that the BIA is 100% worth every penny! I love this site and have read about 15 books by the various rockstars here including everything David Greene has written. The principles in the Academy are aligned but what sets it apart is that with Nate it's a more granular level. The resources are abundant - spreadsheets, contracts, tangible items to help you succeed. There are also discounts to other programs and products and the community itself is hands down the best of all the groups I am in. There are no stupid questions and there are many successful partnerships that have been created within the BIA family. There are city groups all over the nation so you can meet up with your local BIA family members once a month. Nate is super approachable and very active in the community. He truly cares and it's clear by his actions he wants everyone to succeed! Feel free to reach out if you have any specific questions, I'm very open and will be fully transparent in my experiences across all the groups/platforms.

Hi Steve,

Add your location to get more specific lending suggestions. I have a couple brokers I would recommend, but they are not nationwide.

Hi All,

Is anyone doing direct to guest advertising to book their short term rentals? Any success stories or points to be cognizant of?  What's been your experience with it?

Curious if anyone is having success going direct to guest and not using sites like Airbnb, VRBO, etc.

Looking forward to your feedback.

-Joe

Mark Simpson was just on Real Estate Rookie with Ashley & Tony last week. Great episode that breaks down exactly how to do direct marketing. He wrote the book on it! Episode 243

Looking for Mortgage for investment property in Florida - Have a self directed LLC company and would rather not obtain mortgage in my personal name.

I have a couple brokers. One has helped me with private lending (but she does it all) and the other is in another REI group with me and focuses on DSCR investment loans like what you are looking for. Feel free to vet them both.

I have personally worked with Myriam Jacques at AG Mortgage Corp. 954-594-2726

Jacy LaBadie at JML Mortgage, LLC 941-780-7071

I have others if you need. Also, if you're looking in and around Tampa, I'm a Realtor too!

I agree with @Russell Brazil I just started my preferred agent status on BP and although not every lead is going to close, I have received a lead of some sort almost daily! It also depends on what kind of agent you want to be. I was an investor first, so I prefer working solely with investors. Hence, the BP advertising. Shout out to @Oscar Pinto for sharing your strategies and ROI for each!

Quote from @Ali Alain:

Hi there,

I have a question regarding taxes on rental income. I live in Colorado and I've put my property on Airbnb which generate $500-700 as cashflow per month. My question is: If I decide to put those gains back into my mortgage, will I still have to pay income tax on those gains that I don't have anymore ?

Watch/listen to the BP episode with Matt Bontrager, CPA. Bonus depreciation only if you've purchased after 2017 but there are still other ways to save on taxes!
