Thank you for this information. I’m currently working with a realtor. I’m looking at a downtown property with a 2% cap rate. Downtown and Collegetown are very different markets. I’m feeling this is really low but not sure if the cap rate is enough reason to walk away from the building.

The income would provide  slightly more than 125% of the expenses. It would provide me a perfect office space. It’s an old building that will continue to need expensive repairs. 

How does one weigh all these factors?

I am new to investing in Ithaca, NY and wondering what the cap rate is here. I am looking at commercial properties to house my business as well as rental units to cover the building costs.
