hi @Kory Hodgson, I also have one student rental in Guelph and just purchased another SFR in Guelph. How did you find the SFR vacancy in Guelph? Have you notice what's the sizes of house people are mostly looking for? Do you also self managed the properties? I am having a little bit of difficulties renting out the Guelph rooms for the summer. Is renting to family better? Love to hear your experience. Thanks.

@Luc Boiron, Yea, having a group just to do discussion, like exchanging notes. (not having people selling you things) would be nice.  My rentals are not exactly in Toronto.  The math supposingly worked out before I buy them . But of course, my buffer were not enough and there were things that I just didn't anticipated which put my numbers into the borderline.  I didn't realize it was difficult to rent out the place myself.

I have been listening to hundreds (if not thousands) of podcasts.  I read tons of books.  I think I have the basics and theories down.  I even bought rentals as practice and experiment.  However, something is just not right.  I felt stuck and I don't know how to keep moving forward.  My rentals are barely breaking even if not losing money. 

All the information that I have consumed are targeting for US and it's hard to apply it straightforwardly for Toronto / Canada. I want to see what other investors in Toronto / Canada are doing? Are there any REI group (except the Don Campbell one I have heard of, are there other groups?) If you are an investor who just want to exchange notes, I'd love to chat. If you are a mentor who think can guide me through this confusing stage, I will greatly welcome any help.

HI Aaron, not sure if you already got your answers.  But I have some opinion.  It depends how close to GTA and budget you want to have and which downtown area you are looking at.  If you got to Union, anywhere near a Go train station might be good enough like Richmond Hill or Oakville.  I also have a friend just moved to Mississauga because it's closer to drive to downtown.   Otherwise, you might want to stick along the TTC line - Yonge line.  Hope this helps.
