Since the lease expired and they are now naturally month to month can the tenants use part of the deposit to pay the last months rent after I give them notice to vacate … since I never gave them a new lease agreement?

Is that worth fighting over? Especially if they leave the property in good condition other than basic cleaning. 

I leased my rental house property for 1 year in Glendora, CA. The lease expired after the year. I never officially gave tenants a new lease. They have been month to month naturally because lease expired. They never requested a new lease and I figured since they are good tenants and pay every month it was fine. They have been living in my property for over 3 years now.

I want to sell the my property now. 

How much notice do I need to give the tenants? do I need to give them more than 30 days ? What steps do I need to take?
