This is what I currently do too. Hopefully, someone will have a solution.

I get a lot of Apartments.com / Zillow inquiries. About 2-3 a day, every day. I usually respond to the inquiries via text. Do you know of a way I can automate this to prevent me from reading the text and manually responding? My responses are standard.

Sounds like you’ve got a solid plan for the building. Where is it? What’s your plan for property management? Who will be doing the showings? “Selling” a co-living room is very different to showing a traditional unit.

Got it, thanks. My spouse has a higher paid W2 than me.

I have a W2 at a Property Management company. I also personally buy, sell and manage real estate and I have an LLC for a separate property management company I co-own. Essentially all of my work and income comes from real estate. Can I file as a Real Estate Professional?

What system do you use to process tenants' rent payments? We're currently using Cozy but they've been purchased by Apartments.com and it doesn't look like processing payments will be so easy now.
