@Sandeep S., could you please help confirming the question above?  

I spoke to a RE agent and she said she only has termination notice for purchasing contract, not for rental.

Do any of you have the form that you can share with me?  I spent significant time searching google but can't find anything good.  I am afraid to write my own if I miss out anything.

You mentioned that "Kicking out the tenant to sell the property is not considered a "Just Cause"".  Does that mean selling the property is not a good reason to terminate a contract?  Do I need to state a reason for terminating the contract?  What is a proper justification?

Thanks for your good advise. The property is in Hayward. They have been there for 5.5 years. They are not in Sec 8. It is a SFH. Is there any regulation that I need to be aware except the 60days notice? I am thinking about giving them extra months, 90 days notice anyway as they mentioned they don't want to make any change during Christmas. Please advise if you see I am doing anything wrong.

I have a month-to-month lease with my tenants.  I plan to sell the property so that I need to give tenants a termination notice.  Does anyone have a notice template that you can share with me?  Is there any form that I can download and use for free?

Also, please advise how many days I need to give in the notice for month-to-month lease.  The property is in Bay Area, California.

Thanks everyone for your value input. I will consider hiring a property management next time. I seem not doing good job managing it myself.
They have month to month lease. I can tell that they won't be able to afford it with on going increase. I think It is better I take it back. How do I do it proper? It seems they don't want any change until after Christmas.
Thanks everyone for your advising. It is currently about 25% below market price. I try to do 7% in hope in a few years I will be able to catch up. I am in the area where the rent is in high demand at this time. I feel that they won't be able to effort the rent if I keep increase to catch up with the market. They have small family, there are rooms that they are not used. They talked about sublet the rooms which I do not like. I only want to rent out to a family.

I need your advise, what should I do.  Yesterday I delivered a rent increasing note to my tenants.   It is 7% increase.  I gave them a 60days notice even the law only required 30 days.  They ask me to extend the note to 90days as they are in difficult time now.  Please advise what should I do?  They said the wife is not working now as she needs to take care of her dad who is sick.

Need your advise -- Tenants ask to delay rent increase. What should I do? I gave my tenants 60 days notice for increasing rent. It is 7% increase. Tenants tell me they are in difficult time. Dad is sick so wife is not working to take care of her dad. They ask me to delay the increase for 90days. I explain to them by law I only need ro give them 30 days notice but I made it 60 days already. I cant do 90days but they still insist for it. What should I do? Please advise me

@Amit M.  good idea.  I have never done that before.  I just sent them the letter.  They would know that it is under market rent.  I am kind of easy going with them, when they want to replace new appliances, I am okay and do it right away if it sounds reasonable.
