Conservative market value is 130K, current rent is $875 because this is long term tenants, for new tenants it could be $975, insurance - $700, taxes - $1300 The best time to sell is now. I am thinking to inform tenants that I am going to increase the rent up to $975 from September and if they would find better place, I will let them go. So I will be able to sell the place earlier or I will increase my cap rent if they would choose to stay, this will be ok with me as well.

I am thinking to sell SFH in good area of Kansas City MO. It is in a good quality neighborhood with good quality tenants staying there for 3 years already. It is easy to sell without tenants because it is a desirable area but I feel uncomfortable to force tenants out. They are not interested to buy. Their current lease is till the end of Aug. It is more difficult to sell with tenants as this rental has lower cap rate to compare with cheaper locations in Kansas City metro area. I have rental duplexes and fourplexes in my portfolio. I would better sell this SFH and add one more multifamily. Could you please give me some ideas.
