I am an out of state investor and looking at duplexes in fort valley close to fort valley state university. They could positive cashflow and i believe there should be good rental demand from student population but i am not sure about the scope of appreciation in the area. Any inputs would be appreciated.

I am interested in adding a 264 sq feet space in my front yard, attached to the main home for rental purpose. It would contain a kitchen and a bath and have its own exit. I am also adding another bath in another portion of my house and expanding the bedrooms. Should i get an adu permit for the 264 sq feet addition? Or can it just be a part of addition to my home? 



Can anyone provide insights on how attached ADU's are appraised in San Jose/bay area? Considering to add a 264sq feet attached studio for rental with its own entrance.

I am considering adding a small studio (attached junior adu) of about 264 sq feet to my home in San Jose. The intention is to rent the studio. The total cost of construction including permit and finishing would come around 185k. The rent potential is 1200$-1500$/month. From cash flow point, not sure if it would make much sense to invest 180k to have an income of may be 900$/ month (that is if we dont use loan). So, would like to get into this only if i think would add good equity. I read ADUs are valued at lesser $ per sq feet than main house. Mine would be attached ADU and easy to add access from main home. Any inputs from realtors in bay area/San Jose, how much value ADU adds to the home?
