Thanks for the quick response.  I know the Naples market is extremely tough to get into.  We would purchase with cash which may give us some leverage? But I am sure there are a lot of cash buyers in that area?

Thanks for the response.  We are looking for residential properties.  After all expenses we obviously want a positive cash flow.  We know we would need to hire a property management company - how much do they typically charge in that are? 

Do you have any properties that you think would be a good investment?

I am looking to connect with some BP members in the Naples and Marco Island area. Me and my partner are looking to invest in this area. We do not know this area great but my partner has family located in the Naples are. We have cash backing and would like to gain more knowledge before we make a decision. We also would like to connect with a local realtor in the area.

What are a average cap rates in this area?

What about monthly cash flow?

Are condo's in this area profitable as rentals?

Any information and connections would be helpful.

Kalamazoo is a great area to invest.  I am a local realtor in the Kalamazoo area and currently hold 11 units close to K-college and Western.  I started investing in this area about 7 years ago and have loved every second of it.  Currently all of my property have great cash flow and have never been vacant. I'm excited to see other BP members interested in the Kalamazoo area. I am an agent in the Kalamazoo area and currently own 11 rental units located by the colleges.  I would be more than willing to help you find investments properties in this area.  Today I am actually looking at 8 multi-unit families located by WMU and K-College campus.  Please let me know if you would like my help.

@Alex Heckaman - half of South Havens homes are second homes.  Many of these homes are rented out weekly in the summer.  Some homes rent out for thousands of dollars for a week depending on the proximity to town and the beach. Obviously the winter months are dead with minimal rents.  Many of these property owners will rent their property monthly from September to May, then change to weekly during the busy summer months.  Let me know if you have any more questions.  Would be glad to help you.

Welcome Rob!  I live in South Haven....those that have not been to Saugatuck or South Haven in the summer are missing out!  I have a handful of rentals in Kalamazoo but non in South Haven yet.
