HEY I WAS JUST WONDERING.... ARE THERE ANY CASH BUYERS ON THIS PLATFORM????? OR WHERE TO FIND THEM .... ANY SUGGESTIONS

Investor meet up groups are a great way to find resources. If your city has an Investor group on FB they will be filled up with HML most likely. I actually searched Hard Money Lenders on Google and found all of the top ones on my investor facebook group. You could also cold call investors and see how they are financing their deals. Ok so I was blessed to have a wonderful and very knowledgeable mentor for the beginning years of my real estate journey. I am currently stepping out into real estate for the first time on my own! Im wondering how i can find hard money lenders in my area. I know of 1 that i found from attending Our local reia meeting awhile back but the next meeting is not until next month and i need to locate hard money sooner than later. Any resources or advice you guys could offer would be amazing! Thanks!

 Thanks Ryan! I definately have some hard money questions. Do you guys lend only in certain areas or does it solely depend on the deal?

Single-family residence fix & flip investment.

Purchase price: $50,000
Cash invested: $23,000
Sale price: $98,000

This was my first deal ☺️. I love real estate.

What made you interested in investing in this type of deal?

I was working with my mentor who said this was a good deal

How did you find this deal and how did you negotiate it?

My mentor helped me find the deal through word of mouth

How did you finance this deal?

hard money

How did you add value to the deal?

we added a master bedroom to increase value

What was the outcome?

We ended up holding the property way longer than expected and the expenses went up as a result. So we didnt make as much money as we expected

Lessons learned? Challenges?

Things dont usually go as planned. Plan ahead for unexpected mishaps

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
