Here's the thing: I would still have attended the webinar if I knew it was pre-recorded, but the fact that they lied about it means I will never do business with the Pace Morby team. Lying to me is no way to start a business relationship!

We recommend all of our buyers have sewer scopes done, and it's even more vital on older properties. The fact is that there could be a problem with the sewer line that would show no symptoms at all, and the only way to diagnose it is a sewer scope. Cheap to inspect what could be a costly repair!

Hi Sam!

I live (since 1998) and sell real estate (since 1999) in Baltimore City. I work in the surrounding counties, too, so I see the migration that's taking place. It's true that we are losing population to the counties, mainly because the property tax rate in the city is double the rate on the other side of the city/county line, but also because of crime. There is hope that the crime rate will drop with a new mayor taking over, since he has pledged to keep our police commissioner. (We've been through 4 commissioners in the past few years, and that's not been helpful.) I know we have our issues as a city, but I absolutely love living here! We have a truly underrated food scene, and a strong base in the arts. I've lived in Canton, Fells Point, and now Little Italy, and all have been great neighborhoods. I will say that in these neighborhoods, you will have a hard time finding 4 bedroom, 4 bath properties (as suggested by Sam), because the properties in these neighborhood tend to be on the smaller side (1000-1600 square feet is common). You can find larger homes in Butcher's Hill, which is just north of Fell's Point, Mount Vernon, Union Square, Bolton Hill and Reservoir Hill, and there is demand for rental housing in all of these areas.

Good luck! Don't let anyone talk you out of Charm City.

Yikes! I would fight that if I were an owner in these associations. Greg is correct; without casualty insurance held by the condo association, there is no protection for the building whatsoever in the event of fire, wind damage, or the myriad other things that can damage a building. Individual owners' condo policies only cover contents, a small amount for interior fixtures (usually around $15K, depending on the policy), liability, and sometimes medical payments. Owners could be completely wiped out financially in the event of a loss to the building.

My first flip went great! I completed the design process myself since I have a background in interior design, but I hired a GC to do all of the work. I netted $25K before taxes, after all expenses including carrying costs, and I made a new homeowner very happy.

I actually have a friend who is a traveling nurse and I have several questions written down to ask her. I remember that episode; I believe the mentioned service was Furnished Finders, and I think it's a great option.

I've only done one flip, but I've done several renovations -- they've just been my primary residences. I move about every 5 years; as a Realtor, it's an occupational hazard. I've never done anything with STRs other than stay in them, but I'm looking at Florida or Arizona to buy a first. The market's so crazy right now everywhere I look, though -- it's a bit daunting.

I just listened to the first episode with the new host and it was great! I'm so happy to have a host who is knowledgeable about short term rentals, since that's something I'm interested in exploring more.
