Post: Advice on getting insurance on a vacant property

Hi all, I currently own a single family home that is currently vacant and is in the renovation process. Who have y'all had success in insuring your vacant properties. I've already been denied by my insurance company due to the age of the roof. Is there a company you have used that you have liked their prices and customer service?? Any suggestions would be greatly appreciated. Thank you.

Hey everybody! Considering putting an offer on a 3 bed/1 bath because we want to add a bathroom to make a master suite. However, the current "master bedroom" is in the middle of the house. No windows. The way we are trying to reconfigure it ends up with still no windows in the master bedroom. Has anyone come across a master suite with no windows? I'm just thinking not many people would be okay with such a nice master suite but no windows. I feel like it will lower the price considerably even in a neighborhood that needs more 2 baths. Thank you for any responses I get. I value yall's opinions and experience greatly :)

Hello all! Starting out in the Memphis area - very excited! I've noticed a lot of the areas my partner and I are interested in are built in the 50s and are quite smaller. Lots are 3 bedrooms, 1 bathrooms. But 3 beds, 2 baths in those areas are going for more. We were thinking of trying to add an addition onto a house we are interested in. What are you more experienced flippers' thoughts on additions? Any good/bad experiences out there on additions?? Would love to pick your brain. As always, thank you so much for any comments! @Abel Curiel THANK YOU! That was a lot of helpful information. One of the agents already did tell me that they have off-market properties and will be bringing some of them today. Your other questions are great and I will definitely be asking them. 

@Koleton Daley I believe the people I am talking to today are independent but I will for sure find out. Thank you for the heads up on your experience. Sorry you are having to go through that. I did reach out to James Wachob on here but haven't heard back. I will try to call him soon for sure. Thank you for your helpful tips! 

@Marcos Flores I will check out your friend. Any leads help! Thank you! And that is a good tip too about the undivided attention. That is something I have read is that you want a realtor who is well connected but at the same time isn't overloaded with clients to the degree that she/he doesn't have time to give you undivided attention.

Hi everyone! I'm starting out in Memphis, TN and am currently looking for a Real Estate Agent that I vibe well with. I have my first meeting with a REA tomorrow (Thursday). I was hoping y'all had some good questions I could ask them - maybe something unique. I've done some research on it and I found a Bigger Pockets article by Chris Dawson that gave me some good questions. I plan to ask how long they have been licensed, what percentage of their business is done working with investors, if they themselves are investors, what kind of education/certifications they currently hold, and some other questions similar to the above. If there's anything else I may be missing that is important, please let me know. Also, if you have a great working relationship with your REA, what helped you determine they were the right REA for you and your business? Or if you had bad experiences with a REA, what did you learn about that experience? Any tips/stories help! And thank you for taking the time to comment and help a newbie out!

Thank you all for your helpful advice! And keep it coming if you have any more. I just made set a lunch meeting next week with some realtors to see if we make a good fit together. So there's a start that I am happy with!

@Tamara Deering That spreadsheet idea is smart. We did come up with our own little checklists too. But they are more so for walking through the house and rating everything in the house to see if it would be worth flipping. But the cost spreadsheet is something to consider too. Thank you. 

@Account Closed Thank you for that as well. I figured (and read) that once you get the first one going, it's a lot easier from there. I look forward to that day! haha

@Sawyer Smith Makes sense. Thank you for that tip! Yes, that is the direction my partner and I have decided to head in as well. We specifically want to focus on making the backyards more appealing to try to get families outside more and spend more time together.

@Tamara Deering I do currently own my childhood home. It was actually my mom's house that I inherited when she passed away. But it needed some extreme renovations and in doing those renovations, I found something that I really enjoyed. Which led to my interest in flipping. I am going to be moving in there though when it is all finished (not flipping/renting to anyone else). 

@Sawyer Smith By that, do you mean you want to figure out what type of person in your area you want to rent to in order to make your judgement about WHERE in the city to buy?

Hey everybody! I'm new to the RE world but I'm really wanting to start flipping soon! I've done a LOT of research over the last year. I'm also in the middle of reading Josh and Brandon's book How To Invest in Real Estate: the Ultimate Beginner's Guide to Getting Started and also David Allen's Getting Things Done. While these books and all my research is helping me gain knowledge, I'm still really nervous to start out. I know it's a mind over matter thing and I just need to jump in there and get started. I also know that once I get started everything is going to be okay! My brain knows all these things but for some reason I'm still hesitant and nervous!! So do any of you seasoned RE people have any tips/experiences/helpful hints for a newbie with nerves?? Maybe some unique tips that I haven't heard before?? Super excited to be part of this great website and industry!
