Thank you guys for your quick replies. Jerry, I think I'm going to take your advice and try to find an investor to teach me how to do a seller finance deal since this is my first one.

@Chris: My marketing does seem to be pretty effective. I'm sender out probate letters and I keep getting call backs. It's very encouraging.

The seller for the deal I mentioned before hasn't gotten back to me, but another seller is interested in seller financing. He's in a very similar situation: 3bed/3bath with an ARV of $200k and the mortgage is totally paid off.

Any ideas on how I should progress?

I'm currently looking at wholesaling a 3Bed/1Bath with an ARV of around $200k. A buyer who is interested would like to purchase using owner financing, something I have not worked with before.

My question is:
As a wholesaler, where do I fit in with this deal and what are my responsibilities?

Do I simply negotiate the purchase price with the seller and then assign it to my buyer for a fee or do I also help to negotiate the terms of owner financing?
