Hey bigger pockets, I've got a project going on right now and was wondering if anyone could recommend a plumber in the Atlanta area. The project is in powder springs. It's a small bathroom, I just need some new fixtures put in. If anyone could recommend someone I'd really appreciate it

Hey bigger pockets, I have taken the step of getting pre qualified for my first mortgage. I've been doing some shopping around with both larger national lending companies and a few local banks and credit unions. I thought it might be helpful to ask bigger pockets for some advice on shopping for a mortgage. What are some things I need to be looking out for or pursuing? And can anyone refer a lender you have had a successful relationship with? I am a first time home buyer I will be living in the property Purchasing a multi family (2-4 units) And I am looking in the Atlanta metro area.

I'm interested in possibly relocating and buying in Jacksonville fl. I have been doing some research on Jacksonville and I'm wanting to know what areas I should avoid. I know it's a big city, but in general where are some of there rougher areas? Can anyone help?

Joe Villeneuve when you say seasoning you mean they time between you buying the property and when the bank will refinance with you?

I have been researching the Brrrr strategy recently and it seems like the biggest pitfall would be not being able to refinance. I'm new to investing, so what would be some of the reasons an investor would not be able to refinance? Are there outside variables or is it just based on how comfortable the bank is with you as a borrower?
