Hi, we'd like to learn if it is a good time to invest in individual condos in SF bay area (or this year)? Also which areas in SF bay area are good for investing individual condos? All inputs are much appreciated! 

Hi, we are reviewing disclosures of two small multi-family (2-4 units) homes located in the SF bay area. Looks that both of them are close to Seismic Hazard Zone (liquefaction zone and/or landslide zone), and one of them is very close to the zone. We'd like to know: does either the liquefaction zone or landslide zone expands in the future? We concern if either of them expand, it may get to one of both of the homes. Also, how liquefaction zone or landslide zone affects or damages properties, and if there are effective ways to handle them? All replies are very much appreciated!

Hi, we hope to get advice on how to decide the budget for purchasing a rental multi-family home (2-4 units). Currently, there are three of them on the market in a small area that we are interested in, but their selling prices and potential rental income are different. The lower priced home will use about 60% of our max loan approval amount; the middle priced home will use about 75%; the higher priced home will use > 90%. Would it be safer to purchase the lower priced home, in case of situations like vacancies or tenants not paying rent? Hi, we are having some questions about the rental properties markets and any inputs are much appreciated. Rents have decreased significantly in the CA SF Bay Area. How that affects the values and purchase prices for rental properties there? Do buyers evaluate rental properties based on their rents? Thank you!
