Any MF mastermind groups in BP?

Looks like his course is only $3k!!!

I am making an offer on a home in Tx. Spoke to the Owner and he is definitely old school and wants to simply swap check for deed/title at the bank. Is this even close to normal? He's a much older gentlemen and obviously likes to do things as they were done back in the day but should I suggest a normal closing or is this method ok? If it's ok, what should I be doing to protect myself?

@Drew Smith well that certainly makes sense to me. I like all of these ideas and having been a pro member for less than 24hrs, I've learned a lot already.

@Cole Simpson now that's an interesting thought as well. The rehab is the big question as it's literally a total re-do. Time to get a GC on board!

why do a HELOC? A cash out refi gets a longer term and lower interest.
