I am trying to kick off my investing career with the FHA loan strategy and invest in a Quad. However I am wondering how you protect yourself legally when using an FHA loan, or any mortgage for that matter. I know a lot of lenders wont lend to an LLC and it can be tricky to transfer to an LLC. Any info would be appreciated!

I am wondering how many mortgages a person is allowed. When it boils down in real estate, I know leverage is key especially with rental properties. But I have heard that banks will only lend a certain number of mortgages before cutting you off. My question is how does one attain wealth and acquire many properties if this is so? Are many investors forced into creative financing strategies?

Is it possible to implement creative financing strategies (ex. lease options, subject to's, seller financing) when looking at a broker listed property. Or can these only be done when it is a FSBO?
