Hi Greg-

Yes you are correct, I am in a buy & hold position.  Yes I am having trouble with portfolio lenders as well.  The stated income loans, which were very good for the self employed persons, have returned,  but not with the juicy terms I remember.  Even on a cash out refinance my bank treats me like I am joe shmoe off of the street.  With no missed or late payments..I still have to run through the entire loan process to refinance which puts me back where I began..unable to acquire funding.   I can acquire hard money, but I am not eager to also assume high interest payments.  I have had my properties for a number of years now, but they have cash flowed from day one.  Rents are high as you probably know so it seems possible to find properties that cash flow from day one as well.

Hello-

I am an investor with 5 properties in the Seattle area.  I am self employed.  I am wondering about options for acquiring financing to purchase more real estate.  My Debt to income ratio is high due to being self employed.  My credit is excellent.  Any ideas for financing?
