I haven't done a ton of FB marketing but I found instead of houses or house made out of dollar bills peoples faces with expressions received a better click through rate. So I will nth the opinion to change the picture, also play with your CTA. You have a decent benefit but a lot of RE marketing says that, what do you offer that is different?

Thanks! I have gone to my local REIA and between the people there (local know how) and BP I am getting a great well rounded education.

Hey all,

So I have actually been on BP for a while, just haven't been active. I am ready to make Real Estate a business instead of a hobby / interest. My strategy is transactional real estate to a long term buy and hold portfolio.

Look forward to learning more and interacting!

Some of the other prices look in line with what I'd expect, and some are likely way off, but with all the variables involved, it would take a book to discuss all the details of estimating (and then there would still be work that you'd need to do to determine local prices based on the information you had gained).

I'm working on putting together a detailed guide on estimating costs, but I'm still a month or two away...hopefully it will help new investors get their heads around all the aspects of renovations and the variables that go into estimation of costs.

Until then, I recommend you break all these areas down into labor and materials, and then break your estimates up into those two pieces. You'll find it's easier to get more detailed estimates that way.

J Scott I look forward to this guide! This is one of the area's I also struggle with. Your site has has a lot of awesome info, but a all in one guide would definitely be great to have for reference.

Tony,

I didn't know anything about websites when I started but I will +1 for WordPress. Very easy to use and their is a plugin or theme available for almost anything. With hosting and my domain for a year I think I put out $100. Google "how to set up WordPress", "real estate themes" etc and you will find more than you want to know.
