We should chat, I’m born and raised in Oceanside/vista.  But I’m currently working on acquiring in Alabama.

I would echo what a lot of other people have said... house hacking is a great option.  Especially if you can find something with value add opportunity.  Personally, I’d be a little weary of the commute from riverside county to Carlsbad, if you’re still having to go into the office regularly. I’m in Oceanside, so let’s connect!

Hi Lev, I'm looking at investing in Birmingham as well.

I also own my primary residence outright and 've considered the exact strategy that you mentioned.  My problem is that I am self-employed and it's tough for me to get financing right now.  BUT, if I could get a loan on my primary residence, I would definitely do it to free up cash for investing, due to the lower interest rate you can get on the primary residence financing.  But it's really a personal preference thing... some people don't like mixing their primary residence with their investing in any way, and you need to make sure you're OK with the monthly payment on your primary in the event things don't go so well with your investment properties.  I also like to idea of having CASH available to work with to negotiate better deals when purchasing and be able to move quickly.

I'm currently interviewing real estate attorneys - who have you used, that's fairly priced, that you recommend in the SD area?

I will be needing their services with developing/reviewing contracts (Purchase Agreement, Assignment Agreement, etc.) and possibly business entity creation.

When you look at wholesaling you essentially have two parts...

1) Acquisition - Getting a property under contract

2) Disposition - Assigning that contract to a buyer

#1 takes more resources and is typically harder to find.  #2 is relatively easy if it is actually a good deal.

With that in mind, if you are asking them to take care of #2 for you.  I think you should ask for at least a 50/50 split on whatever the assignment fee ends up being.  I've heard of up to a 70/30 split (in your favor).

You'll have to negotiate it with them.  A lot of wholesalers who have a robust buyers list would be willing to take only 30% because it really doesn't take them much time/resources to finish off a deal.

I am, to this day, a huge fan of Driving for Dollars. It is the least expensive way to develop quality leads. The sheer number of vacant properties you will see in a short period of time, would be tough to duplicate without automated systems in place. I have automated systems now, but every time I go on an appointment, I sit aside about 30-45 minutes, to drive that area. 

In addition to the volume of deals you will see, these are the best leads overall. The owners are done with them and many will accept just about any price you offer. They want the city off their back and they want to stop receiving tax bills.
