@Graham M, That makes sense and provides another option that may ease this situation. I will keep BP informed of my progress, hopefully it will assist someone in a similar situation.

The homes are the only things in the estate. The estate will owe $3700 in tax, 2000 for attorney fees, and 8000 of debt. The property I occupy is 86000 before renovations and 100000 after. The second property is 45000, but needs a ton of work. I want to sale the primary home. I will be moving out of town in two years.

I will take your advice to read Dave Ramsey, in addition to seeking help for my sister. Your advice was very helpful and honest. I'm ready to work.
