@Wally S, 

Thank for the information and I will check into it further. The ability for someone else to take what is your legally would cause a major heartache. Would you mind pointing me in the right direction about how to set up an LLC? I am not asking for legal advice just a point in the right decision.

@Wally, When thinking about an LLC, how many properties are required? Is there a necessity to have more than two properties?

Hi Tyler, 

The 4-plex that i am currently looking to purchase has all units occupied. Since the zero option with the VA sounds appealing I would like do more research to make sure I am not missing anything. What do you think?

What happens if you use the VA loan and you are unable to occupy? Is there a work around for meeting that requirement or any type of waiver? I looked at the VA handbook and have not located a solution. Please send any information. Thank you James
