This isn't completely accurate in my opinion. Look at it this way: You invest 10K into a property worth 100K. After 30 years, you have the full value of 100K debt free. The annual return actually works out to be around 8.1% in this example. You have to figure that you would keep your annual gains invested in any other investment as well. 

For example, if you bought stock worth 10K & had an 8.1% return in a year, you would have stock worth $10,810. Then the following year you had the same return of 8.1%...your FMV of your stock would be worth $11,686....and so on. After 30 years, if you averaged 8.1% annually, your stock would be worth $100K after 30 years.

The taxes are much higher in the suburbs of Rochester. The taxes in Pittsford are really high. Have you considered looking in some of the up-and-coming areas in the city? The lower property taxes make it much easier to cash flow.

I've read that as long as you aren't sanding on it or scraping it then it isn't too big of a deal. In my one rental that had concern about the possibility of asbestos tile (judged purely on the likely age of the tile) we just put new flooring over the top of it. I read a lot about it because I did not want to risk tenants health and everything said the best idea is to just leave it be if possible but that removal was generally not considered a big risk. 

It's already partially ripped up...which is what worries me. If this wasn't the case, I would probably just lay a new floor over it as well. I have to look into the legality of DIY, but to be honest, I'm not sure I want any part of that.

I'm looking for a rough estimate on the cost to removal asbestos 9x9 tile in Rochester, NY. The space in need or removal is about 400 SF. Any ideas?
