I need to setup the trust to assure my beneficiaries don’t have to go to probate in the event of me passing. I’ve done a lot of research and understand what I need to do, hence I am unsure if it’s worth hiring an attorney or use a platform such as legal zoom. I am leaning towards hiring an attorney for the peace of mind but I also want to make sure I’m not taken advantage of. 
I asked 3 different attorneys and their quoutes came back to  $1200. , $3500 , and $6500. As you can see there’s quite a delta between all, hence my question to what the range is.. the range 1200-6500 for the same work seems off.. 

Hi all, I'm not sure if this is the right place to ask questions about setting up a Trust. 

I'm looking to form a revocable trust to have all my assets in it, I understand that it does not protect me as an irrevocable trust would. I've done a lot of research and doesn't seem too complicated to set up. Now I'm shopping around for an attorney to proceed. 

Can you share the cost range you for the service, and also have anyone used legalzoom's service to create on your own?

Hi all,

As titled.. I did a IRA withdrawal of 300k to buy 2 condos in May/June 2024.

I didn’t paid the 10% penalty fee. 

I’m not currently working so my income is basically the 300k + (28k gross or 15k net) from another rental property. 

can I do a cost segregation to offset my tax bill incurring from the Ira withdrawal for 2024? 

I heard that you need to be a realtor, but also heard that since I don’t have w2 job and only doing real estate investing then I can do the cost segregation.
