@Jon Greer it is for for all hot/cold water lines not for drain lines. It seems to stand up well but im sure there is a reason its half as expensive as repiping. However with this specific home being 40-50yrs old repiping in pex (not cpvc) would probably be the best long term option if you plan on keeping the home for the next 15+years.

-cheapest price is almost never better quality

- google water alarm. putting one under every sink and next to the water heater and wash machine can help prevent water damage

2 different turn key companies. First was Norada and the next 2 were Pinnicle Investment. No horror stories yet. Tenants in place and cash flowing. My main requirement was location. Solid B class or higher. Had to pass over a couple of homes because Mike from Pinnacle was honest with his assessment of the homes he had available in my price range at that time so when one came up that met my criteria he let me know and we jumped on it.

Haven't posted in theee years and felt I could give an update on my experience. I started doing research and educating myself on rental properties about 5 years ago. I ended up getting a promotion at work we refinanced our home and continued to live on our old income budget. Because i was learning about all the different options before I had the money to purchase when we did get the money saved in a relatively short time we could buy right away. We have been able to buy 3 turnkey homes in KC in the past 3 years. Im so glad we decided to invest in our future with real estate. We plan on continuing to buy more turnkey homes.

Another cheeper option would be " Nu Flow" Ive heard its half as expensive and no wall repairs. Ive seen it many imes in SD. Its a hard plastic/rubber type coating they put inside your existing pipes insead of replacing them.

Question for anyone who can help. Im in SoCal. looking to invest in KC with in the next 2 months. My first. I was origionaly going to go turnkey (still might) but was wondering if i find another deal on the MLS I like would I need to use my own realitor? Would it be unwise or can the sellers agent work on bolth sides of the deal? Could I have the agent who I used in Cal. to by my personal home do the paperwork? Sorry if this is a super basic question, like I said this will be my first. Thanks everyone!

You started investing in CA first, close by where you live. Then moved to out of state. Could you elaborate on how you found your team in KC? Thanks for your post, it's a great story.

Thanks for the info.  I was not looking into MI specificly. I was more interested in if that exact process you used was possible with a "turnkey". Your response has given me alot more confidence in persuing this rout instead of just putting 25% down on a standard turnkey process. Best of luck to you.

"Acquisition cost and rehab for our property came to $45,500. We are hoping it will appraise for $55,000 or more. We used a private money lender to purchase it, with $15,000 of our own money." Can you expand on this. Many people on this site have said this is not possible with a turnkey co. I live in CA an am extremely interested in this spacific method. Did you find the private lendor yourself ?  What were the rates? Did you purchase the property through MI befor the rehab was started, and did they say this was something they had done bofor and could do again? I am planning on purchasing my first investment property this year and if this method is possible I could do two homes a year and not just one. Thanks for taking the time. This thread has been extremely helpful.
