Hello BP community!

My wife and I are PSCing to Williamsburg, VA this summer. I will be there for 2 years before transferring. We've looked at a few properties we intend on using for our primary residence and renting when we leave. Our main concern is not being familiar enough with inspections to tell whether or not something is worth paying for or worth walking away from. I'd appreciate any stories or experiences y'all have had where the inspection has saved you (or cost you) in the long run. Thanks!!

Hello BP community! I was wondering if you had any regrets on your first investments. I’m looking at long distance investing since I’m in the military. I have enough for a down payment for $400k properties. If the cash on cash return is comparable would you go for a 6 unit complex ~ 380k or a duplex at 90k? Both would require minor rehabs but nothing significant.

Lastly, would be using a family member to manage the duplex but would hire a PM for anything bigger.

Any thoughts/advise would be greatly appreciated! Thanks
