Hello Bigger Pockets peeps.

PM company offering me this service. Not sure if I should go for it. I'd rather buy a bunch of filters and mail them to the tenant because that always seems to be the problem with HVAC.  The tenants neglect to change the filter and kill the motor.
What is your opinion?

Looking for some advice and , or what to expect.

I am deep into refinancing a SFR in Center Point, AL , but need to serve tenant today with the 7 day notice.

Wondering if the lender will still complete the transaction. Home value is approx 100k and no mortgage, so I am using the funds for down payment on 3 other properties. Wondering if this eviction will prevent the refinance? Lease expires 9/6/2020.  Also, just paid for appraisal fee yesterday.  Should I wait to evict until after the loan closes. I have reserves to get me through the tenant evitcion.

Looking for a best plan of action, and thanks in advance.

Hello. bigger pockets. I Have a non paying tenant in Center Point, AL.   Management company wants to offer $500 cash for keys due to courts being slow at evictions. Is this true?

Any suggestions?

@James Maradits  Ok, that matches my research a little more clearly, but the thing I wasn't considering at all was those fixed charges.  Also, the water company in Cleveland, OH has the worst reviews by it's customers that I have ever seen. They must be difficult to deal with.

@Ben Smalley Thanks!  Looks like the rehab crew installed new toilets with the 2 button flush option. Not sure of the gpf on that? Do you know how much submetering might cost?  (average)

@Craig Sloan Thanks. It's been vacant and seller is newer owner with no tenants. I wonder if the water company could help, but the Cleveland Water Co. seems to be a very much hated company, with the worst reviews I have ever seen.
