I have about $20K in a self directed IRA that I need to put to work. Does anyone know of any companies out there that specialize in bringing real estate investors and private money together?

Post: demolishing a house and keeping the land

Yesterday after a day of showings, I stopped in at Cinco day Mayo gathering.  One of my friends whom I haven't seen awhile talked to me about an interesting scenario.

He wanted to know how much it cost to completely demolish an older house and just keep the land. He heard from another source that would cost upwards of $60K.  We talked about different parts of town he was interested in buying an older property with the purpose of demolishing it and keeping the land and building on it at a later time.

Question to the forum.  What is actually involved in the demolition process?  Can anybody speak form experience?  Let's just use an old single story 3 bed 2 bathroom, 1200 sq. ft. pier and beam house as an example.

Hi @Matt Buchalski, I would check with each city regarding section * and see what the requirements as they vary.  I know the vouchers are interchangeable depending on zip and distance.  Mesquite is popular for section 8 due to the schools.  Keep in mind that Mesquite rentals require an inspection by the city prior to being rent ready.

North Texas Association or Real Estate Investors http://ntarei.com/ This group has a general meeting once a month and hosts a lots of workshops for a small fee. The workshops cover various subjects from financing, wholesaling,, estimating repairs etc.

Dallas Real Estate Investors Group http://dallasreig.com/ This group meets once a week on Saturday during the lunch hour.

The businesses are attracted to Texas for the no state income tax.  (Although, we do have the third highest property tax rate in the nation)  I think the location is attractive because its right in the middle of the United States and you can reach almost any major city within 3 hours by a direct flight from DFW airport.  As far as the humidity goes, it is mild here compared to Houston, but I don't really feel it or I have gotten use to it.  (I grew up in west Texas)  The humidity is always the first thing I feel when I fly to the east coast.

It has definitley affected our property values.  I get in a bidding war almost on a weekly basis.  I have even had several relocation clients give up and resort to renting.  Overall, I am happy living here and I don't mind the heat.  (Perhaps I have gotten use to that too.)

I agree with @Eugene Gridnev.  He has made a lot of good points.  Is Frisco a bad place to purchase a property?  Absolutely not.  My question @Navin Kumar?  Do you plan on renting out the property after 5 years?  A property that size has a much smaller renter pool.
