So the value and equity of the land you have counts towards the total value of the deal. I just did this with a 4/3 new build out in Cape Coral and a construction to perm loan through the bank. Bought the land for $26k. Construction cost was $240k and the bank only required 10% down. Since the lot was slightly more than 10%, I did not have to come out of pocket further. Now I get to sit back, relax and collect $2300/mo in rent plus about $100k instant equity because of how the market is over there.  if you don't mind me asking, who was your lender. I'm having a hard finding lending due to most construction lenders requiring at least three new builds under your belt.

 Thanks for the reply. I'm looking for plots right now, ~200 a sq ft doesn't seem too bad relative to the prices I'm seeing on the market. Just shot you a PM.

I'm looking to buy a infill lot ~$120K cash and use that as collateral to build a 3/3 SFH with a 1/1 ADU. Anybody do ground up construction in that area and able to answer the questions below.

Hey everybody. I'm currently deployed but moving to the Hulburt Field area when I get back. I'm looking to purchase a house-hack within 45 minutes of Hulburt Field. I have 4 successful house-hacks in Columbus Ga so I'm decently familiar with the nuances (2 SFR, one triplex, one duplex). Any tips on what to buy ?

A initial scrub on Zillow is telling me that small multi is rare and my best bet are single family houses with in-laws that are zoned for ADU's. Anybody currently house-hacking in that area ? Would love to connect.

I'm looking for a General Contractor recommendation for a house in Smith Station Alabama (about 15 minutes from Columbus Georgia). Its a SFH, needing floor joist sistering and a full cosmetic rehab (LVP in main/carpet in bedrooms, paint, new cabinets etc etc).
