Hello All-

I recently purchased a SFH in Raleigh, Memphis, TN and fixed up the home. I'm working with a property management company to help find and screen prospective tenants. The property has been listed for 45+ days and I've gotten a lot of inquires, but it is not converting into a qualified tenant and thus the cost of vacancy is increasing day-by-day. I'd love to chat with other Memphis investors on strategies to fill a unit and other considerations for the home (ex. additional appliances).

Hi All - Looking to buy an investment property soon and will likely close in the last week of December or first week of January. Are there any tax or other benefits to me and my business by closing on the home at the end of 2022 (Dec 30) vs the beginning of 2023 (Jan 1)? Thanks!

That would work perfect. For my wife and I, we can pre-screen tenants and make sure they fit our minimum qualifications then pass to a local agent to show the unit. We would love to connect with you and see if this is an arrangement we can work out together.

Hi all - 

My wife and I currently live in California and we are highly considering the Memphis market for our out-of-state real estate investing. 

We are determined to manage our 1st property on our own, and then consider hiring a property manager as we scale our portfolio. We have found a variety of software tools and ways to manage pretty much every aspect of the landlord process, except for how to show and fill the rental.  Since we're out of state, we need help finding leads and taking prospective tenants on a tour of the house. Are there real estate agents or property management companies that do an al-a-carte service to just fill rentals?
