Hey BP Friends,

I have done 4 flips in Atlanta and Decatur for the past 2 years and done very well (don't know many folks lately that haven't done well :). Any non-contractors out there manage your entire projects? How do you submit for permitting without being a Contractor? Pay a licensed C to run to the permitting office and submit your plans? This is what I would love to do now.  Would love feedback from this group - respond below or private message me if you have had success with this.

I need a recommended general contractor for an East Lake Terrace flip in Atlanta that I just bought. This will be a pretty good gut job and adding a partial 2nd floor and a 2nd bathroom. Thank you in advance!

Closing on a property tomorrow in the Atlanta area. I want to make sure the guy that lives there is gone when we close... he is one of the sellers (there's like 8 - long story). If he is not gone when I get ownership of the property, then he has holdover tenant status and I have to legally evict him. It'll take at least 2 months in GA which would really cut into my rehab time table.

I am a lawyer, although not a real estate lawyer and I'm looking for a quick solution. Anyone dealt with this before? Would like to know what has been done. Was thinking of drawing up a document he'd sign at the closing table saying that he has vacated the premises, and he no longer resides there. Then as soon as we close, run over and change the locks. I'd even give the guy some cash to make sure he's okay. Thank you in advance.

Ha. Who knows - Zillow says $117k. Realistically I'd think $85-90k

I have a flip property under contract for $55k - in Atlanta, GA. Needs $70-$80k in rehab. ARV is an easy $220-230k based on comps in this neighborhood - likely more. Because the deal was so competitive, I would be buying this as a cash deal. Now I need to raise a portion of the rehab money. Is my best bet Hard Money? I've only done 2 deals before this. The first I had a partner, and the second was all cash, so I didn't need to raise $$$.

Happy new year! With deals harder to find in this inflated market I'm interested in the courthouse buying process. When I lived in Florida 6 years ago I did a couple deals and had some luck, but GA is much different. Would love to shadow someone and learn in the metro Atlanta area. Be happy to get coffee, buy lunch, etc.
