@Kevin Phu Thanks for the good words. Now working on turning the house into a student rental. Also need to find a mobile home park in Oxnard, Santa Paula or somewhere else in Ventura County that he can afford to live in. Also looking for any contractor referrals in Long Beach.

@Melissa McGuire  Thank you so much for offering the advice above.  My grandmother passed away over 3 years ago and my father is 64.  He technically is not under elder abuse because he was too young at the time of the crime for it to be considered elder abuse.  The woman is out of the house, but she also tried to sue me for back wages and took me to court saying that she should have been a creditor for the trust.  She has a bunch of nerve and is like a bad penny.  The judge threw out the case but we will see if she tries to sue me in a civil suit.

@David Zheng and everyone else.  So I wanted to fill everyone in on the current status of this messy situation.  I was able to get in contact with an elder abuse advocate and she filed a Temporary Restraining Order against the woman living at my father's house.  As a result I was able to get her out within a day of her being served.  

She is now trying to sue me for "back wages" as a caretaker for my father even for times that she was not living at the home with my father.  Still a mess, but at least the eviction did not take 60 days.

Quick heads up for everyone.  Met with an elder abuse advocate that works with the police and started the paperwork for a temporary restraining order.  Will go to court in 3 weeks.  Thanks again for the help everyone!

@Deanna McCormick My grandmother's longtime neighbors have been keeping me up to date on what is going on.  My father does not really have anyone and has burned most of his bridges through his action and mental health issues.  I am really the only person he has that is keeping him off the streets.  That is why I think he was attracting these kinds of people.  

@Matt David Got the POA and have control of the property and the estate. The police were supposed to call me today, but of course did not hear anything. I agree with you that I think she is blowing smoke on the lawyer. She thinks I am hiding money and is trying to be a leech. Have some calls out for a real estate attorney.

Thanks for all the help everyone.  @Will Barnard do you have a referral for a Los Angeles Real Estate Attorney?  The Long Beach police are supposedly working on what I need for a restraining order, but we will see how long that takes.

@Deanna McCormick thanks for the suggestion on putting some alerts on my and my father's credit files.  

@Steve Vaughan I thought I got rid of her a couple years ago, but like a bad penny, she keeps turning up.  Received and email saying that she was working "90 hours a week"  and needs to get paid.  Wish I could get some justice with your suggestion!
