After this home if we get it all done, I will look for a new realtor. The buyer's lender said they were pre approved for conventional. So maybe they were lying? And as for the FHA switch the phone call came in this morning. We did inspection, fixed everything they asked which was like 100.00 so not bad, and everything was going ahead smoothly. I hope they get their crap done in time.

Thank you so much @Joe Splitrock. This home was finsihed being built 1 year ago. Yes, the home came with 1 year warranty on basic repairs, (which is expired), 3 year on electrical, and 10 years on structural. They want an added warranty on appliances which is around $600.00. I built the fence with the company the Home Builders suggested on both sides. There was just dirt and the metal markers. The home was built by D.R. Horton. The inspection was already done last week, and I fixed all the repairs the requested, which was to add carbon monoxide alarms, and service and clean the Heat and A/C. They signed everything. So I feel I have given them everything they have asked for and it seems worrisome that they want to change the loan 7 days (without weekends) before closing. They're getting all appliances, an extra fridge, and a huge patio add on and the best lawn in the neighborhood. Only reason I am moving after a year is because my job is far away and the new home is closer and the home we found has a better yard suited for our dogs.

I am in the middle of selling my current home and buying my new home. Things have been going pretty smooth aside from the fact that the buyers side have been a little more than needy in regards to this home. My home is brand new. Just over a year old. Theyre asking for more coverage on the appliances, and some other stuff as well. It still has structural and electrical warranties in place. They requested a Survey on the home which I have never had asked. I think these folks are paranoid. We are 13 days from closing. They decided today to switch from conventional loan to FHA. My agent is pretty pissed, and also lacking in Loan types info in deep detail she is also concerned. Should I be concerned about this? Is this a troubling scenario? We have already done inspection and fixed everything they asked and the appraisal was set for this up coming Monday. Thoughts?
