Hi all agents/brokers/real estate lawyers,

I use neighborhood scout to get an idea of neighborhood qualities. I particularly like info regarding the housing stock as well as employment. Even if some parts of the reports are loosely accurate, it still provides good info to prospective buyers. However, the reports do include demographic information including race. That is the part I am worried about. I do not, in any way, want to influence buyer's decision based on race, but I would like to relay all the other pieces of information over. Any ideas on what I can do besides verbally regurgitating the info to my buyer without touching the race and other off-limit topics?

This property is in Indianapolis, so I'm not handling the transaction. The agent said they provide full-service and actually even asked me to step aside and let them handle everything. I pretty much got the message that I was getting too involved. This was before they went to go check the property out. Seemed like everything was going smoothly with the inspections and all. But no one mentioned of how tiny these rooms were I am afraid that this is going to be difficult to rent out.

Hi BP members,

I am currently in contract with a property. I already had inspections and had the seller make some repairs to be acceptable. With less than 10 days to closing, I just realized that the master bedroom is barely over 100 sqft. The other two are 99 sqft and 77 sqft. Those seem TINY. Is it possible to back out of a deal because of this?

yes what you want to do is possible but it’s difficult and extremely risky. Just be aware of that. Nothing about what you’re suggesting is passive

She said her market is too expensive to invest in. So if not turnkey. And not BRRRR. Then what?

Yes, the agent worked with them. It is their client. The referral isn't shopping around, they want a specific property on market and just want a local agent (me) to scope out the property and assist with the transaction just for that one property.

I am torn because 60% is way higher than the normal fee, but half the work is pretty much done..

If an agent from a different state was to send you on of their clients as referral, and the client is already committed to purchasing a specific property and just wants buyer representation to handle the transaction - how much split would you accept? Would a 40 (you)/60 split on buyer's commission seem reasonable to you?

I am in contract and I ordered an inspection and lender ordered appraisal. The inspection revealed some serious issues and I want to back out. I am wondering if I am on the hook for the appraisal cost since the lender ordered it?

Hi,

I am a licensed as an agent in CA. I happen to have several clients/friends that are looking to to Dallas and Phoenix (I lived in both cities before so know the area well). They asked me help them find a house in a good area and refer them to an agent I trust to do the representation. If I was licensed in TX, I would have no problem with this. But I am looking to display listing info/photos from MLS on my personal business website for my clients to stay update with. Would MLS care if I do so? After all, I merely sending referrals to agents in the area.

I have heard many stories of OOS investors having bad experiences with PMs taking advantage of them. Things like charging $500+ for "tune up", replacing windows, etc. when in fact, they didn't even stop by the property. Would it be a bad idea to text tenants anytime there is a "repair" to make sure that everything went ok? Something like "Hi, I heard the ac unit broke down. I am sorry about that. I wanted to make sure everything was fixed and all your needs are taken care of". The only downside I can see is that it may open up a whole new can of worms by them having your number to contact when something minor happens. What do you guys think?

@Account Closed You are right. I am ok with paying them slighly extra for the convenience, but when they upcharge $500+ it gets me upset. I don't even have a fridge that expensive in my own house lol.
