I found it is easiest to start by raising capital from contacts you know personally that trust you because you already have a relationship. It is important before you approach someone to be able to analyze a deal to prove to them you know what you are doing and that the deal will actually result in a profit for both of you. Start by looking for deals and analyzing them. Most of them won't produce a profit but it is great practice and will help you gain confidence when you approach someone to invest with you.

I've used an Ice scraper in the past with success bet the best way to make sure you get them all is needle nose plyers.

This is what assumed would be best. Does the seller then see the new contract I signed with the new buyer when they go to close on the property? I assume in this instance seller would not be happy with receiving less monies than what the property is actually selling for.

I am a experienced real estate investor with a handful of flips to my name and few buy and hold properties. I recently started a mailing campaign and have too many potential deals to acquire them all myself.  I have a property under contract as the buyer being myself (or nominee) with a few potential investor interested in the deal. I am looking for insight on how best to move forward contractually? For example; do I close on the property and then resell it or do I just the current contract over to the new party? How do I best go about this without backlash from the seller.

Hi fellow BPers,

Lately I have been having trouble finding my next deal (fix and flip). I have been actively searching for a month a now and have found little to even be considered. I know we are in an extremely hot market and the competition is high but there must be a solution to finding good deals in this market. Normally I find my deals through foreclosure auctions but I have found lately that the Banks are buying most of them back and the ones that are going third party are being bid way up by larger scale investors with more resources or simply buyers who want to live there and have found their way to the foreclosure market because of the even higher competition on the MLS. I have been actively searching the MLS as well as gotten in contact with a few wholesalers but haven't been able to find what I'm looking for in a Fix and Flip. I am curious to hear what others have done to find deals in a hot market. Thank you for your help.

I think this a great questions Bryant and something I think about a lot too. I believe that no matter what your WHY is there are always going to be days and circumstances where you question what you're doing. Self-doubt is a human condition that we all suffer from. I think it is important when this happens to take a step back and gain a new perspective that might help remember WHY you chose this paths and the benefits it can create in your life. I am also a young entrepreneur in the Real Estate game. I have been investing in fix and flips for about two years now and I have my Real Estate license so I have up close and personal experience in the world of RE developing. Real Estate developing is a whole different ball game then investing in fix and flips or wholesaling. I would not say one is easier then the other but if developing is what you like and what your passionate about then focus on that. I wish you the best of luck in  your future en-devours. I am always happy to see more young people in this industry.
