Wow. Thank you everyone for the replies and warm welcomes. 

@Ray Hurteau That is an excellent idea. The house is old but cozy... I need to have a conversation with my landlord. However, I'm in a prime location now in Porter Sq. and the zillow value of the property is ~700k. Not sure if I have enough skin on my bones (never mind the game) for that... Maybe if I got creative?

@Shaun Reilly I will be sure to check out the REIA in Medford. I would love to meet all of you real estate folks.

@Joe Fairless Yes - the living room much have enough room for salsa. The MFH will need to have nice hardwood floors. 

@Mike Hurney A lot of area to cover means a lot of options  and flexibility for me! I could comfortably put down $4,000 on a MFH and have a good-excellent credit score. Do you think I am in good standing or should I save more until I'm ready to throw a larger down payment?

@John T. Do you recommend any areas to start looking? Or maybe areas to stay away from that are very competitive?

Hello Everyone,

What a great community. I've been inspired by the BP's podcasts and the fire is burning. I've listened to 50 of 118 now! It is time to raise my financial IQ. 

About me:

I work as an energy efficiency energy engineer for a large investor-owned utility company and really enjoy what I do. My hobbies include: salsa dancing, slacklining, snowboarding, public speaking, and learning about new cultures.

Goal:

To generate a passive income through buy & hold properties, allowing myself to work less than 30 hours a week at age 39 and retire at age 50 - if I desire.

Seeking for my first property :
